Boeung Keng Kang 3, is known more commonly as BKK3 by many Cambodians and foreigners in the capital of Phnom Penh.

Boeng Keng Kang Bei (BKK3) is considered to be one of the most sought-after prime residential areas as it sits across Monivong Boulevard from BKK1, one of the most upscale districts of the capital. 

Due to the general lower rent prices in BKK3, many expats choose to live here as Boeung Keng Kang 3 has a lot to offer for its price range. It is becoming an increasingly popular area for international expatriates and businessmen to purchase, rent,or buy real estate. 

BKK3 is dominated by both modern and newer flats and villas, as well as the older and more traditional Khmer style flats. In 2020, the area is also undergoing a transformation with more luxury residences and real estate projects in BKK3.

Known as the "yolk district", Boeung Keng Kang (BKK)is situated close to a dozen embassies NGOS (non-governmental organizations).

Boeng Keng Kang Bei, or BKK3, is considered one of Cambodia's most desirable prime residential areas, mainly for wealthy Cambodians and modern expatriates. BKK3 is known to sport the best of both traditional Khmer and modern expatriate living, and is a quiet neighbourhood.

The rapid growth of Phnom Penh is especially evident in the thriving Boeung Keng Kang neighborhoods. Catering to its mixed foreign residence,  the four surrounding boulevards offer superb accessibility to the rest of the city, not to mention the lively market and chic cafés that’s just a stroll down the street. 

Boeng Keng Kang is a khan (district) in Phnom Penh, Cambodia. This khan was created on January 8, 2019, and there are 9 villages in total in Boeng Keng Kang 3. 

The property choices widen in BKK3 as many of the taller and newer condominium blocks are located here, which lends to finding a home with a skyline view of the beautiful city. This is a major draw to many home seekers, which has added to the increasing popularity of the suburb.

The proximity of BKK3 to the well-known Boeung Keng Kang 1 enhances the convenience of the area when it comes to schooling, shopping and restaurant choices. There has also proven to be an overflow of home seekers moving from BKK1 to BKK3. New buildings are appearing and businessmen, property investors as well as home seekers are starting to recognise the value of investing in BKK3.

In 2019, Phnom Penh had a total population of 2.13 million with a population growth rate of 3.92%. The total population density in 679 square kilometres (262 sq. mi) is 3,136 inhabitants per square kilometre. 

The final results of the 2019 census will be released in the second quarter of 2020.

BKK1, BKK2 and BKK3 are well known for their mix of upmarket international establishments and sleepy Khmer suburbs. 

Boeung Keng Kang 2 is also known for its popularity with the varied expat community, more recently with Korea, Chinese and Japanese. 

Things To Do in Bkk 3

BKK2 is close to nearby popular shopping neighborhoods, this means you can shop around in the nearby BKK1 or TTP (Toul Tom Pong or Russian Market) areas which are rich in convenience stores, restaurants and cafes. 

There are local corner grocery stores in BKK3 and retail shops selling local clothes, accessories, shoes and more. 

With the huge number of schools and educational facilities in the area, many ships also cater for students with clothes, stationary, and computer and electronic stores.

The closest most popular historical landmarks are not necessarily situated in BKK3 but they are not far away, notably Independence Monument and Wat Langka. 

The Independence Monument was built in 1958 to commemorate Cambodia’s liberation from French rule. Located on the intersection of Norodom Boulevard and Sihanouk Boulevard, the style of the Independence Monument is reminiscent of a blooming lotus (or a lotus-shaped stupa) and it was designed by legendary Cambodian architect Vann Molyvann. A traffic circle circumnavigates the iconic monument but it is a popular place for tourists to visit and take a photo of. At night time the monument is well lit. 

The Norodom Sihanouk Memorial, constructed in 2013, is located close to the Independence Monument. The site is often used for ceremonial purposes and marked on special occasions in Cambodia. The bronze statue of the revered former king is 4.5 meters tall and is housed under a 27 meter high stupa.

Wat Lanka temple (or pagoda) is believed to be one of the five oldest temples in Phnom Penh, and is located to the southwest of the Independence Monument. It was built by King Ponhea Yat in 1422 and is believed that the pagoda was first established as a sanctuary for religious scriptures and a meeting place for Cambodian and Sri Lankan monks.

BKK3 is practically a melting pot of different cuisines. 

One staple of the area is the Chinese restaurants peppered along Monivong. They offer up awesome hand-pulled noodles as well as dumplings. What's more, many are open late into the night. This is no-frills dining, but it's also quite cheap.

There are also many local Cambodian restaurants and Vietnamese cuisine available, with stalls setup on many of the roads serving pork, seafood, chicken, rice, Pho and other SEA selections. Or sample one of the local BBQ for sweet cooked meats.

St 360 is jammed with cafes, bakeries and local eateries, while Cocina Cartel offers mexican food with burritos, tacos and other favourites at their new BKK3 location.

BKK3 doesn't have a busy nightlife compared to Tonle Bassac, Russian Market or BKK1.

Most of the nightlife is linked to local beer gardens and the many communal eateries. There are some bars and places to head out towards Monivong Blvd or simply take a quick tuk tuk ride to one of the busier nightlife areas.

There is a wide range of public transportation across the capital of Phnom Penh. Cambodia’s remork-moto and the new smaller tuk-tuks are common on most streets as are moto-taxis (motodops). There is a public bus route network which does use the main boulevards too.

Private Buses and taxis are also alternatives for commuters and can be arranged via the many hotels and guesthouses in the area.

The airport is about 40 minutes away from BKK3 and there are many ways to be transported to/from the airport. Vehicles can be pre-booked or simply taken from the airport to get to Boeung Keng Kang 1. 

Ride-hailing apps are much more commonly used now in Phnom Penh, so it's best to download one or more of these (PassApp, Grab etc), as they tend to be more affordable and easier to navigate with, than explaining destinations to the local drivers, although the English levels are generally good in BKK3.

The Cambodian government announced early in 2019 that BKK would become its own district, it was previously a commune within Chamkarmon district. 

The expat demographic is very diverse with residents and visitors from countries such as China, Korea and Japan now more prominent than Western expats.
